What's a good counter offer on commercial lease per sq. foot?
I was presented with a lease for a space with 6000 sq. ft. They are asking $.50 per sq. ft with an additional $.14 per sq. ft. CAM. In the area this property is located, there is approximately 37% vacant commercial property.
What would be a suitable counteroffer on their price per square foot? I don't want to low ball them too much but I also don't want to pay more than I should.
The property has been vacant for 16 months. Without telling the landlord, the property is ideally situated for me already. It is literally turnkey for me with about $300 worth of improvements on my part.
Additional details: They are not offering any build out allowance or free rent in lieu of B.O.A.
Alternatively, can I suggest free rent in lieu of B.O.A. in addition to a lower price per sq. foot?
You can counter offer anything you want - they are free to counter your counter. They have also been sitting on this space for a long time - I would rather have something coming in on it - they might feel the same way. Watch the renewal clause so they don't try to regain any concessions in the second year or in the renewal period but they have already missed about $61,000. in revenue so far - they should want to deal.
